How Your Well Pressure Tank Works β€” and When the Bladder Is Shot

There is a tank in your basement or well house β€” usually a big blue or gray steel one β€” and most well owners have no idea what it does until it quits. It is the pressure tank, and it is the reason your well pump is not slamming on and off every single time somebody washes their hands. Understanding it takes about five minutes and can save you from burning out a pump that costs four figures to replace.

What it actually does

Your pump does not push water straight to your faucets. It pushes water into the pressure tank first. Inside a modern tank is a rubber bladder or diaphragm, with water on one side and a charge of compressed air on the other. As the pump fills the tank, the water squeezes the air like a spring. When you open a faucet, that compressed air pushes the stored water out to your house β€” no pump required.

The pump only kicks on when the stored water runs down and the pressure drops to a set point. Most home systems are set to a 30/50 or 40/60 range: the pump starts at the low number and shuts off at the high number, measured in psi. That gap is what gives you a buffer of ready-to-use water between pump cycles.

The whole point of the tank is to store pressurized water so the pump gets a rest. Kill the air charge and the pump loses its buffer β€” and starts cycling itself to death.

Why the air charge matters so much

That cushion of air is the entire trick. A properly set tank has an air pre-charge about 2 psi below the pump's cut-in pressure β€” so roughly 28 psi for a 30/50 switch, or 38 psi for a 40/60. With the right charge, a fair amount of usable water comes out of the tank before the pump ever has to start. That means fewer, longer pump runs, which is exactly what a pump wants.

The sign the bladder is shot: short cycling

When the bladder fails or the tank loses its air charge, the tank fills almost entirely with water and there is barely any air spring left. Now open a faucet and the pressure crashes almost instantly, the pump slams on, refills the tiny remaining space in a second or two, and shuts off β€” then repeats the moment you draw more water. That rapid on-off-on-off is called short cycling, and it is the classic death rattle of a waterlogged tank.

Short cycling is not just annoying. Every pump start pulls a big inrush of current and stresses the motor, the pressure switch contacts, and the check valve. A pump built to cycle a few dozen times a day can get pushed into hundreds of cycles, and it will not last. A tank that used to cost a couple hundred dollars ends up taking a pump with it.

How to check it yourself

  • Watch for rapid cycling. Run a faucet at a steady trickle and listen. If the pump clicks on and off every few seconds instead of running in longer stretches, suspect the tank.
  • Rock the tank. With the pump off and a faucet drained down, a healthy bladder tank feels heavy on the bottom and light (air) up top. If the whole thing feels dead full of water and sloshes, the bladder is likely blown.
  • Check the air valve. There is a Schrader valve β€” like a tire valve β€” on top. With the water pressure bled off, it should read the pre-charge pressure. If water squirts out of that valve, the bladder has ruptured and the tank needs replacing.

Joe β€” the well-neglecting legend β€” spent three weeks listening to his pump click on and off like a turn signal every time the fridge ice maker ran. He figured that was just "how wells sound." Bottom line

The pressure tank is a spring made of air, and its whole job is to keep your pump from running itself ragged. If your pump is clicking on and off in quick bursts, do not ignore it β€” check the tank before it takes the pump with it.
